The way “it works” is essentially no different than any other standard real estate transaction. The main differences are:

1. Submit Property.
Fill out the form on this page to submit your property. Even if we already sent you a letter in the mail, it’s important to either submit the form on this page or give us a call, so we know that there is an interest, or consideration, in selling.
After that, we’ll do our “homework” — we research unique characteristics of the property; recent comparable sales, zoning, road access, utilities, and topography to determine what we can offer you for your property, or to “firm-up” the range offer we already sent in the mail.
2. Accept Offer.
We will contact you by phone to present and discuss our offer. NO high-pressure sales pitch; we respect all options you have as a landowner and want you to make the best decision for you and your family, even if that means NOT selling to us.
IF, and hopefully when, we come to a mutual agreement on price and terms, we will prepare a simple Purchase & Sale Agreement.
3. Get Paid.
Once we have a signed agreement we will open Title/Escrow and get the closing process underway. The Title/Escrow Company will handle all of the details and logistics to assure a safe and compliant transaction.

Is this a scam? I receive offers for my property all of the time, why should I sell to Mantis Land Co?
We cannot speak for anyone else’s business of course, but we are 100% NOT a “scam”. We buy land directly from sellers and close every transaction with a local and reputable title company or attorney’s office. The title company or closing attorney will verify both parties’ identities and will handle all of the paperwork and compliance to facilitate the transaction.
*At no point in a transaction will anyone EVER ask you for money, we are the ones wiring our funds to you, so there is really no way that we could be a scam. We either CAN buy the property or we CAN’T, plain and simple. We are always happy to provide proof of funds.
How do I get paid for my property?
After we both sign a purchase agreement, we will secure a reputable 3rd party title company (or attorney if required by state jurisdiction) to begin the closing process and ensure it moves smoothly for both parties.
Once the title company has completed their research, we sign the closing documents and you get paid. Your proceeds will be wired to your bank account (or sent by check in the mail if you prefer) immediately after closing.
Is there any obligation with your offer?
Never. When you receive an offer from us, you are under no obligation to accept it. It’s up to you to decide what’s best for you.
